And I like your template club the best. Can you suggest one Joomla 3 template that might be appropriate for a real estate website?

Hi Elizabeth,

Medica might work well. You could use the blocks on the homepage for featured properties and maybe add your property search in a similar way to the search bar that goes across the banner area.

Responsive2 and xero are both clean templates that could also work well with property.
